WOW!! I have not posted for a while since I have been so busy, which is a good thing. Now that the weather is warming and we are coming out of our winter slumber, it should only get to be more fun from here. The tax credit is due to expire and there is all types of opinions as to what will happen then. My two cents: I think buyers are understanding the value in the marketplace right now, and also realizing that interest rates won't stay this low forever. Only a small percentage of buyers are in action due to the tax credit and most of the buyers we are seeing understand that this is a historical time to buy real estate. Whether you are an investor, first time home buyer, or looking to move up, this is an amazing time to be a real estate buyer.

This is a wonderful time of year. Maybe not for business, but for re-connecting with friends and family. I love when people I meet are in a good mood because they are doing things they enjoy. I think it is because this is a season of giving and giving just feels good.

Real estate is a service oriented business and our business model is based on our clients wants and needs, so we get to give all year long. I have often wondered why we can't all have the holiday spirit all year long.

Why we are here

As real estate professionals we are needed now more then ever. I know times are slow, but they will pick up. My concern is for all the homeowners, buyers and sellers that need professional guidance and knowledge in these times. The way deals are put together today, short sales, foreclosures, builder close outs etc our knowledge and experience is needed more than ever to help rebuild our economy. It is up to us to make a difference. One client at a time.

We have been helping some clients do shrt sales recently and it is hard to watch what some people are dealing with in these times. The joy for me is knowing that I can be a beckon of light, a source of hope. A guide. If we can get them out from under a house that they cannot afford then they can start putting the other pieces of their lives back also. I have had clients tell me that because I was able to list and sell their house, that they had been fighting about, that I probably saved their marriage. That's a nice compensation for being in the business. I guess I'll be here for a a while

This country is pretty interesting. When times are tough we all come together. The traffic in Atlanta can be a little much at times, to say the least. Everyone seems to be trying to beat everyone else to get somewhere. The other day I was driving down Ponce into Midtown and there was a traffic light out. Now this is a fairly busy road at a fairly busy time of day. I saw people very patiently at the intersection waiting for each other and treating each other kindly. Why, when there is a problem we all face we can be kind to each other, but while living our "normal" lives we don't consider each other?

We, my wife and I, have been helping people sell their homes recently that really need to sell or move. These are intereasting times in the real estate market. It is not the easiest time to want or have to sell a home, but some people need to. We have been helping people do this and it feels good to be able to be of service and help people when they are having personnel or financial problems. One of the lessons I've learned recently is that the Real Estate business is not so much about houses, it's about people.

It feels good to be of service.

Working with real estate buyers lately, it is amazing to see some of the deals out there. Builder close outs, foreclosures,short sales, even retail homes are affordable because of the inventory. Sometimes the hard part is sorting through it all to find the home you desire. That is where having an agent workking on your behalf can help.

What a great birthday present

In many ways, the new version of the HTC is superior to the expiring credit.

It extends the HTC until April 30, 2010.
Perhaps even more important, the HTC is now expanded to provide a $ $6,500 credit to current home owners purchasing a new or existing home between November 6, 2009 (the date the new HTC takes effect) and April 30, 2010, provided that the current homeowners have used their existing home as their principal residence for five consecutive years within the last eight years.
HTC may be used to purchase many types of homes as long as they are used as primary residences. Purchases of single-family detached homes, townhouses, condominiums and cooperatives qualify for the favorable tax treatment.
First-time homebuyers qualify for a slightly higher tax credit. HTC allows homebuyers who have not owned a home for the three previous years to qualify as first-time homebuyers.

Key Limitations

The credit may be used on home purchases valued at no more than $800,000.
The income limits have been expanded by the new HTC. Under the new HTC, individuals with incomes not to exceed $125,000 and married couples with incomes up not to exceed $225,000 are eligible for the full tax credit. The credit phases out for incomes up to $145,000 and $245,000 respectively.

What is going on?

I read an interesting article last week that said how all the economic forcasters over the years have done no better than random guesses at predicting the future of our economy. I have also heard that our economy does what we believe it is going to do. SOOO.....

How are you doing, because that is what matters. Individuals make a difference. If each of us makes this best desicions we can and take responsibility for our own lives and actions it will show up in our communities and culture that way. It is up to us. We are empowered in our own lives to choose how we show up in life. Of course many things are out of our control, but we can make a difference in how we view them and how we react to them, that is in our control.

We have been helping our clients sell their homes in any number of ways that solve the problem for them. They can get out from under a crippling mortgage and start getting their life back. Alternate viewpoints of the same situation

It's amazing how many houses I am seeing that are getting multiple offers on them. Of course they need to be priced right, but the buyers are out there and looking for deals.

I know this isn't happening for everyone, but I saw the news the other night and they made it sound like we are doomed. Nothing could be further from the truth in my opinion.

The opportunities out there right now are unheard of. The people who are taking advantage of this market are going to be wealthy in a few years.

You gotta love this country. the media keeps trying to give us bad distressing news and the american people just keep going out buying houses and cars. everywhere I look I see real estate news saying the number of homes sold is growing month to month, even in CALIFORNIA AND FLORDIA.

Let the media try and keep us down, good luck. The American spirit is alive and well and we shall continue to prosper and grow. i would like to see an attitude shift of what can I do for you rather than what can I get for me. It was Winston Churchill who said " we make a living by what we get, but we make a life by what we give."

What do you surround yourself with? Inspirational people or naysayers?

I have a perpetual case of optimism, I look around and see the magic in the world. It is amazing to me that we even exist here, so how can I worry about little things.

Yesterday I ran into a couple of people who were talking about how bad things are and it was then I realized that I am not around a lot of negative people. Guess what- these people thought things were tough, so it was for them. Duh.

I remain sincerly living in gratitude and my life is rich.

Home sales are up in Ga for the best month to month gain in three years. How come we don't see that on the news?

Perhaps my optimism is due to my nature, but in the world I live in I am seeing the weather warming and buyers understanding the opportunities of this market. I believe the American spirit is alive and well.

We need a new way of doing business in this country and I would like to see an attitude of how can I help others rather than what is in it for me. I have heard more and more people express this idea and hopefully it will catch on and spread.

Saturday morning. A chance to catch my breathe and relax for a few hours. How nice.

The weather has warmed up, people are waking up from their winter slumber, the trees are budding and the buzz is alive with optimism. Despite what the media says the real estate market is also waking up and is alive. i know numerous investors that are having a field day in this market just picking the lowest fruit. i believe many people that are taking advantage of this market are going to prosper.

first time home buyers do not realize the full extent of what is available today, with low interest rates, tax incentives and motivated sellers - it is an amazing time to be a buyer.

So I continue to be optimistic and grateful.

Spring is in the air

Here in Atlanta, Ga spring is in the air. The weather is warming, buyers are out and about, people seem optomistic. Spring is a wonderful time of year, watching trees and flowers bloom, waking up from a sleepy winter. It's like waking up in the morning, when all things are possible for the new day.

I feel that way about the real estate market- the possibilties are amazing right now. Buyers have opportunities seldom seen, low interest rates, tax incentives, large inventoriy of homes to choose from.

Sellers can also take advantage of these marketing tools and sell their homes in a way that fits today's market.

Good morning. I was at a networking group this morning. I noticed after the group how good it feels to be able to connect someone who needs something with someone who can provide that product or service for them. It seems to me that that is the purpose of networking groups is to help each other and in return we get to feel good and are able to recieve ourselves.

It also made me realize what I like about my businees, because when I work for a client I am able to use my experience and knowledge to help them. It feels good to help people. In today's climate we could all use more of this, if people are looking to help instead of looking for "what's in it for me" our economy and country will continue to prosper. I believe this is happening and see proof of it all around me.

It has come to my attention, through a friend of mine, who is a writer, that I may occasionally misspell a word or two, or not use correct grammer in these blogs. I'm OK with that, I will try to improve and use spellcheck more often, but that's not why I'm here.

The point I want to make is: this is a never seen before real estate market, it is full of opportunity. Investors and buyers are starting to realize this and take advantage of it. Sellers that are willing and able to understand what's going on can also sell their homes. The american spirit has always been loaded with inspired potential and an ability to rise above. This spirit is still alive and unfolding.

The other point is that I have been in residental construction and real estate investing my whole life. As a real estate agent I know more about houses than some contractors, so I'm not here as a gifted writer. I know houses and I enjoy people. I remain inspired and motivated and am not run by fear but by enthusiasm and passion. These posting are trying to relate that excitment.

Yesterday was an amazing day, and I'm looking forward to today. My new saying when people ask me "how are you" or "how are things going" is "It's Interesting". This usaully get a response like "what do you mean"

Then I get to tell them how this market is ripe for picking for buyers and explain how I seeing houses sell that are in good condition and priced right. We picked up three new buyers yesterday and had numerous showings on our listings, so I don't have to make this stuff up.

There is definetly action in the market, warmer weather is coming, and the american spirit is alive, we certainly can pull ourselves up when we need to. I know some people think we are spoiled and soft in this country, but as I look around to the people in my life I see friends and nieghbors that are hard working, bright and willing to work for the life they want.
